1 1 “盛世怡园”房地产项目环境影响评价研究 摘 要 我国现代房地产业的兴起在不断促进我国的经济繁荣和文明进步的同时，也 给生态环境造成了各种负面的影响，且这种影响的后果有时会十分严重。 但是， 目前我国在房地产项目的环境影响评价方面，多数仍采用较为传统的工业类建筑 项目的评价体系，不能准确的适应房地产项目的特点，因而不能准确的反映出该 项目对环境造成的影响。在这种情况下，迫切的需要建立科学完整的环境影响评 价体系对房地产项目进行合理的评估。本文通过对房地产项目自身特点的研究和 阐述，并结合各种项目环境影响评估工具和指标的分析，选择适宜的工具，建立 了一套实用的房地产项目环境影响评价体系。并通过对“盛世怡园”项目的实例 研究，验证了该体系的正确性和实用性。 文章主体首先介绍了项目环境影响评价的发展的简要情况和房地产项目自 身的环境影响特点，在此基础上又引入了对项目环境影响理论基础的介绍，为下 一步建立房地产项目的环境影响评价体系做出准备。其后文章以“盛世怡园”项 目为例对房地产项目在施工期和运营期的环境影响进行了详尽的阐述和分析的 基础上，针对不同时期的环境影响特点提出了具体的防治措施。文章在介绍项目 运营期环境影响时，分析了传统的评价体系不能完全适应城市房地产项目特点， 并提出了应改变传统的评价重点，更多的关注居住小区的居住生态适宜性和景观 协调性，关注资源的再生利用的结论，将其列入房地产项目环境影响评价体系之 中。 关键词： 房地产项目；环境影响评价；居住生态适宜性 Sheng Shi Yi Yuan Environmental Impact Assessment of real estate projects Abstract The rise of modern real estate industry continues to promote our economic prosperity and progress of civilization, but also to the ecological environment of the various negative effects, and the consequences of this influence is sometimes very serious.
