中文 中文摘要 重庆大 重庆大学硕士学位论文 I I PAGE PAGE VI 摘 要 近年来，随着资源的大量消耗以及环境的不断恶化，可持续建设逐渐成为国 际社会上的热点话题。在中国，为了实现这一目标，政府已将住宅产业化的推行 作为重要的发展战略。自 1994 年中国首次提出―住宅产业化‖起，这一概念就开始 成为指导中国住宅建筑发展的核心思想。然而，成本高、技术缺乏、市场认知度 低等问题的出现却严重阻碍了住宅产业化在中国的发展进程。虽然中央和各地方 政府相继出台了一系列规范标准和扶持政策，一些学者也对其发展策略做了深入 研究，但是这些措施建议却无法针对性地改善中国各地区的住宅产业化发展现状， 导致中国的住宅产业化仍处于起步阶段。中国不同区域之间住宅产业化发展潜力 存在一定的差异性，这就意味着所采取的措施也应有所不同。因此，探析中国各 区域的住宅产业化发展潜力状况，有效推进各区域住宅产业化的发展，是文章研 究的重点。 文章通过文献研究法找出影响中国住宅产业化发展潜力的关键因素，并以此 为依据建立了住宅产业化发展潜力综合评价指标体系 ，同时采用主成分加权 TOPSIS 评价法对中国 30 个省、自治区、直辖市进行了对比研究。研究表明，东 部地区在经济、技术、政策和市场方面的表现都很突出，同时也是国内最具住宅 产业化发展潜力的区域。东北部地区的住宅产业化发展潜力仅次于东部地区，相 比之下，中、西部地区与前两者的潜力差距比较大，仍然需要在经济、技术、政 策以及市场方面做出更大的努力。最后，针对实证分析结果，文章提出了相应的 建议。 关键词：住宅产业化，区域发展潜力，主成分分析法，TOPSIS 评价法 英文摘 英文摘要 重庆大 重庆大学硕士学位论文 III III PAGE PAGE IV ABSTRACT Recently, with the comsuption of resourses and the continuous deterioration of the environment, sustainable construction has gradually become a hot issue throughout the world. In china, in order to achieve this goal, the governmet has considered the implementation of housing industrialization as an important development strategy. Since 1994 when china first proposed ―Housing industrialization‖, this concept has started to become the core thought of guiding the development of China’s housing construction. However, a series of problems like high cost, the lack of technology, and the low level of market awareness severely hamper the rapid development of housing industrialization in China. Although the central and local governments formulated a serious of standards and supportive policies as well as some scholars have also conducted some deep researches on development strategies of housing industrialization, these strategies and suggestions fail to improve effectively the current development situations of housing industrialization in different regions in China, leading China’s housing industrialization to be still at a early stage.
