摘 要
随着经济的发展,中国的地产行业迅猛发展,地产行业的竞争也越来越激烈,从 目前地产行业的竞争趋势来看,企业与企业之间的竞争已经单纯的由资金、资源上升 到人才的竞争,人是企业在未来获取持久竞争优势的一个重要源泉。而胜任力模型为 地产开发公司的人力资源开发提供了一个新的视角和有效的工具,利用这种方法可以 对公司员工进行全面而且系统的研究,从员工外在的特质到其内部隐含的特质都进行 综合评价,完整地把握他们与岗位的匹配度,这种方法不仅很好的符合了现代人力资 源管理的基本性要求,而且通过模型可以对担任某种工作所应具备的胜任特征及其组 合结构做出明确的说明,从而为实现人力资源的合理配置提供科学的前提。
谦湖房地产公司作为重庆市本土的一家中小型房地产企业,目前该公司现有的人 力资源管理模式越来越不适应该公司未来发展的需要以及员工发展和提升的需求,必 须引入一种新的方法来提升公司的人力资源水平以帮助企业实现未来的发展,本文通 过利用自己在谦湖地产从事人力资源管理工作的机会,查阅了大量文献资料,对公司 现有的人力资源管理状况进行了调研,发现了其存在的不足之处,提出在公司构建胜 任力模型,同时对其具体实施提供了相应的建议,希望对公司现有的人力资源管理工 作进行一个改进和提升。

Abstract
With the development of economy, Chinas real estate industry is developing rapidly, the real estate industry is also increasingly fierce competition, competition from the current trend of the real estate industry, the competition between enterprises has simply by the funds, resources up to the talent competition, human is an important source for enterprises to obtain sustainable competitive advantage in the future. The competency model for human resource development and real estate development company provides a new perspective and effective tool, we can use this method to conduct a comprehensive and systematic study on the staff, staff from external trait to its internal qualities of comprehensive evaluation, complete grasp them and post matching degree, this method is not only good in line with the basic of modern human resources management requirements, but also to make a clear statement of competency and its composite structure model may be required to serve as some work, so as to provide a scientific basis for the rational allocation of human resources.
